As a property owner, it is your responsibility to ensure that a development permit is obtained prior to development. In some cases, your designer or contractor may get permits on your behalf. Should you wish to assign a designer or contractor to act on your behalf, you will need to complete the Designating an Agent form at the bottom of this page. Remember, as the property owner, you are ultimately responsible for complying with all bylaws.
When you apply for a development permit, you'll have to also submit drawings, plans, and other required documents.
Fees may apply and are required before the permit is processed. Some of these fees include:
- Official Plan Amendment: $300
- Zoning Amendment: $300
- Discretionary Use: $300
- Restricted Use: $300
- Conditional Use: $50
- Variance: Minor - $25
- Variance: Major - $50
- Comprehensive Development Plan: $500
- Seasonal Building Permit: $100
- Commercial Sign Permit: $50
- Temporary Sign Permit: $50
- Minor Subdivision: $25
- Major Subdivision: $300
- Major Development: $300
Additional fees may apply.
Proceeding without a permit is against City bylaws and could result in costly delays, appeals, and, in some cases, fines or legal action. Penalties can range up to $500 as listed below:
- Zoning Amendment: $500
- Discretionary Use: $500
- Restricted Use: $500
- Conditional Use: $250
- Comprehensive Development Plan: $500
- Seasonal Building Permit: $100
- Commercial Sign Permit: $250
- Temporary Sign Permit: $250
